Why ten days matters here
Most Reno haulers include seven days. On a cleanout that difference is significant. Estate work is not steady progress, it is a few productive hours, then a box of photographs that stops everything for an afternoon. Ten days gives you two full weekends plus the weekdays between, which is usually what it takes to do the job without rushing decisions you cannot undo.
Sizing a cleanout
| Situation | Container | Notes |
|---|---|---|
| Two car garage | 10 yard | Add a size if there is a workshop or shelving |
| Apartment or condo turnover | 10 yard | Usually plenty for a one or two bedroom |
| Three bedroom house | 20 yard | The most common cleanout rental |
| Four or five bedroom estate | 30 yard | Especially with a garage and shed |
| Heavy accumulation situation | 30 yard, plan a swap | Volume is almost always underestimated |
Household contents are light. A full 30 yard of furniture, boxes and clothing rarely approaches the 3 ton allowance, so on cleanouts you can size up for volume without worrying much about weight. The exception is if you are also removing a concrete patio or a shed slab, which belongs in its own container.
A practical order of operations
- Walk the whole property first and identify anything with real value or sentimental weight before a single item moves.
- Set aside documents, photographs and anything with a name on it in one clearly marked box.
- Pull out donatable furniture and appliances in working condition. Local Reno thrift and reuse organizations will often take them and it reduces what you pay to haul.
- Handle the garage and shed next, because that is where prohibited items hide.
- Then work room by room, with the container door end facing the shortest path out of the house.
What cannot go in a cleanout container
- Wet paint, stains, solvents and thinners
- Motor oil, antifreeze, fuel and propane tanks
- Car and household batteries
- Pesticides, herbicides and pool chemicals
- Medical waste and sharps
- Asbestos containing material, common in pre-1980 Reno homes
- Some electronics and CRT televisions, which are handled through e-waste recycling
Appliances, mattresses and tires are accepted but may carry an item specific fee. Tell us at booking if you have them so the price is settled before delivery. Full list on the accepted materials page.
Working with realtors and property managers
Local service partners deliver to rental turnovers, probate sales and pre-listing cleanouts throughout Reno. If you are clearing a property to get it on the market, book early in the process rather than the week before photos. A container in the driveway for ten days is a normal part of a turnover, and it beats a garage full of debris on listing day.
Frequently asked questions
What size dumpster do I need for a house cleanout in Reno?
A 20 yard handles most three bedroom homes. Four and five bedroom estates, or homes with a full garage and shed, usually need a 30 yard.
How long do I get to do the cleanout?
Ten days are included. Extensions are $10 per day if you need more time, which on estate work is common and completely fine.
Can I put a mattress or refrigerator in?
Usually yes, though mattresses, appliances and tires can carry an item specific fee. Tell us at booking so it is priced up front.
What do I do with old paint and chemicals from the garage?
Those cannot go in the container. Washoe County runs household hazardous waste drop-off for residents, which is where paint, oil, pesticides and batteries need to go.
Do you work with property managers and realtors?
Yes. Turnovers, probate cleanouts and pre-listing clears are routine for us. Book early in the process rather than the week before photos.
