What the work looks like here

Sun Valley is unincorporated Washoe County sitting between north Reno and Spanish Springs, with a housing mix that runs from mid-century site built homes to a large share of manufactured and modular housing on individual lots. The rental pattern reflects that: cleanouts, rental turnovers, roof replacements, and remodels done a room at a time rather than all at once.

The 10 yard is the workhorse here. Lots are compact, driveways are often short or shared, and most single-project jobs fit comfortably. For a full property clearout, step up to the 20 yard.

Placement on compact lots

Measure before you book. You need the container length plus roughly 10 to 12 feet of clear approach. A 10 yard needs about 24 feet total, a 20 yard closer to 34. Where the driveway is shared or too short, the practical answer is either the smaller container or a placement on the parking pad if there is one. Look up as well, since carports and low eaves are common here and the truck needs vertical clearance to roll the box off.

Pricing

10 Yard$518.50 | 1 ton | 10 days
20 Yard$589.50 | 2 tons | 10 days
30 Yard$749 | 3 tons | 10 days

Ten days on every rental, $10 per extra day, $50 per ton over the weight allowance. No fuel or delivery surcharge.

Permits

Sun Valley is unincorporated Washoe County, not the City of Reno, so Reno's encroachment permit process does not apply. On private property no permit is required. Right of way placement is a Washoe County question. Details on the permit page.

Before you load a garage or shed

Older properties here frequently have a shed or carport holding decades of accumulated automotive and yard chemicals. Motor oil, antifreeze, old paint, pesticides, propane cylinders and car batteries cannot go in a container. Washoe County runs a household hazardous waste drop-off program for residents and those items need to go there. The full accepted and prohibited list is on the materials page.

Common Sun Valley jobs

Turnovers and investor properties

A large share of the containers we place in Sun Valley go to rental turnovers. The pattern is consistent: a tenant moves out, there is more left behind than expected, and the property needs to be clear and rentable inside a short window. Ten days on site is the reason this works. Seven days on a turnover means rushing the last two days, and rushing is when things that should have been donated or recycled end up in the container.

If you manage multiple properties in the area, book the container for the start of the turnover rather than the middle. Having it in place before the crew arrives saves a full day of staging debris in the yard and then handling it twice.

Manufactured home specifics

Skirting, deck framing, carport panels and old awnings all go in without issue. Two things do not: any material you suspect contains asbestos, which shows up in older flooring and some siding products, and appliances with refrigerant, which need certified handling and may carry a fee. Mention either at booking and it gets sorted before delivery rather than at the transfer station.
